Advertising and marketing of property to over 75 rental sites including
the Multiple Listing Service, Realtor.com and the Zillow Rental Network
Professional yard sign and showings by licensed property managers
Extensive tenant screening to include: Experian credit check, national background
check, evictions, court records, credit history, employment and income verification,
rental history and landlord references
Negotiation of lease between Tenant and Owner
Obtain tenant approval by Home Owner's Association (if applicable)
Execution of FAR/BAR Residential Lease Agreement between Tenant and Owner
Compliance with Fair Housing Law, Lead Based and Radon Gas Disclosures (if applicable)
Collection of first month's rent and one month's security deposit upon execution of lease
Prompt disbursement of security deposit and any additional advanced rent to owner
by direct deposit
One month's rent leasing fee paid to Broker upon full execution of lease and collection
of all monies due
